Site Selection to invest in Mexico

The triumph of Donald Trump caused at the beginning great uncertainty about the future of Mexico. However, despite this volatility in markets and financial uncertainty, Mexico can offer juicy returns for those foreigners who are seeing the country as an option to deposit their dollars through insurance, investment funds or the purchase of Real Estate.

Based on a note published by Expansion a few months ago, they consulted three investment and risk protection experts who propose a guide to achieve it successfully.

REAL ESTATE
Magic villages such as San Miguel de Allende in Guanajuato or Ajijic in Jalisco; beach areas such as Puerto Peñasco in Sonora, Rosarito in Baja California, Banderas Bay in Nayarit and Playa del Carmen in Quintana Roo are attractive destinations for the baby boomer community, which is about to retire, to acquire a rest property.

Leonardo Gonzalez, a Real Estate analyst at Propiedades.com, says it's a good time to invest in Mexico, as an expensive dollar strengthens the purchasing power of Americans. However, there are procedures to be followed. For example, for beach destinations and border area it is necessary an acquisition trust created by a bank. And to acquire a mortgage loan, you would need temporary or permanent residence.

In Mexico City, areas such as Polanco, which annually have a capital gain two or three times greater than the IPC, offers the guarantee that you can buy a property today in dollars and sell it in five or 10 years in the same currency. "A property that is valued and sold in dollars, versus one in pesos in the same area, in the same segment and for the same profile leaves a profit higher than 30%," says the analyst of Propiedades.com.

INVESTMENT AND INSURANCE FUNDS
The possibility of acquiring an investment fund is limited for those foreigners who do not have their temporary or permanent residence in the country. The funds available to foreigners in Mexico have a combination of fixed and variable income, national or international, private or governmental, depending on the profile of the applicant.

The process of opening the contract must be in person and the US citizen would have to travel to Mexico to sign them. However, Álvarez says that an investment in a national and corporate national income fund could give 3% of net income in 12 months, while one of equities with a national and international combination could give up to 7% in one year net.

As you can see, investing in Mexico represents a big opportunity not only for people who want to retire, but also for businessmen who wants to establish their operations.
